Your property's history is part of its value.
Whether you own a single home or a portfolio of commercial buildings, every repair, replacement and permit tells a story. Home Advantage gathers that story from the licensed pros who did the work, so it's there when you sell, refinance, insure or call for service.
“How old is the roof? When was the water heater replaced? Has the panel been updated?”
With Home Advantage, the answer isn't a guess from memory. It's a dated record from the licensed contractor who did the work, with permit numbers and warranty details.
Six moments when the history pays for itself.
Most owners don't think about service records until they need them. Then the receipts are lost, the old contractor has retired, and the only proof is someone's memory.
Valuable at every scale.
The same verified record works for a starter home and a 200,000 square foot office building. Only the stakes change.
Homeowners
Your home is probably your largest asset. Its history should be as well kept as its title.
- Show buyers a record of real maintenance, not a seller's best recollection
- Know which systems are near the end of their life before they fail
- Find warranty terms and permit numbers when something breaks
- Give the next plumber or electrician the full picture before they start
- Check a home you're buying before you make an offer
Commercial property owners & managers
Offices, retail, restaurants, industrial and multifamily buildings carry more systems, more vendors and more at stake.
- Keep one record across every HVAC, fire, electrical and glass vendor
- Review rooftop units, boilers and roofs before you buy or renew a lease
- Find fire sprinkler, alarm and backflow service dates in one place
- Plan capital replacements from real equipment ages
- Keep the history when vendors and staff change
Your contractors do the work. You keep the history.
Owners don't type in records. They come straight from the licensed pros' job software, which is why buyers, lenders and insurers can trust them.

Unlock your full report
$49 a year gives you every record for your property, including new work as your contractors report it. Print it whenever you need it.
Good to know.
Can I add my own records?
No. Only licensed pros can add records, and we check each license with the state board first. That's what makes the history credible to buyers, lenders and insurers. If work you paid for is missing, ask the contractor to add it. It's free for them.
Does it cost extra for a commercial building?
No. Every property is $49 a year, whether it's a house or a commercial building.
I own several properties. How does that work?
Each address is unlocked separately. Every unlocked report appears in your account, along with its renewal date.
Can I share my report with a buyer?
You can print the full report from its page and hand it to buyers, appraisers or your insurance agent. If your listing agent's brokerage uses Home Advantage, they can also send a shareable listing link.
What if my property has no records yet?
The free search tells you before you pay. Start by asking the pros who've worked on your property to join Home Advantage and import their jobs.
